Thanksgiving, Christmas and New Year's on Fridays: How Bay Area and Seattle Hosts Should Price the 2026 Holidays

The holidays are about seven weeks away, and this year's calendar is a little quirky. Thanksgiving lands on November 26, and both Christmas and New Year's Day fall on a Friday. That gives you two clean holiday weekends with an awkward three night gap in the middle, December 28 to 30. If you just slap a flat holiday markup on everything, you'll either leave money on the table or sit on empty nights. Here's how I'd approach it.

Price in three tiers, not one big bump

Not every holiday night is worth the same, so don't price them the same. Try splitting the season into three groups:

  • Peak nights: the Wednesday through Saturday of Thanksgiving week, December 24 to 26, and New Year's Eve. These get your highest rates and your strictest rules.

  • Core nights: the nights surrounding those dates. Price them above a normal winter night, but not at peak.

  • Connector nights: December 27 to 30 and the days right before Thanksgiving. Keep these flexible and tie them to the bookings on either side.

Loosen your rules before you cut your price

This is the habit I wish more hosts had. When a holiday date isn't booking, the first instinct is to drop the rate. Try relaxing the minimum stay first. A common starting point is 3 to 4 nights for Thanksgiving and 2 to 3 nights for New Year's Eve in a city listing. Larger homes that attract family groups can hold 5 to 7 nights around Christmas, with fixed check in days.

Then, about 45 to 60 days before arrival, check your calendar. If those nights are still open, shorten the minimum stay a bit. Only after that should you touch the price, and set a floor ahead of time so you don't talk yourself into a panic discount at 11pm.

What this looks like in the Bay Area and Seattle

City markets behave differently from ski towns. Our guests are often visiting family, flying in for a few days, or looking for a New Year's Eve base, so shorter stays tend to work better than week long holds. Check what comparable listings near you are doing for each of your three tiers, and remember that Airbnb's new built in pricing tools are still fresh, so compare any suggested rates against your own numbers before you accept them.

Not sure where your listing should land for the holidays? We help Bay Area and Seattle hosts set rates that actually fit their property. Book a rental evaluation and we'll look at your numbers together. Your calendar will thank you.
